Warranty Supervisor

Signature Homes is currently looking for a Warranty Supervisor in our Birmingham, AL market. This role plays a critical role in maintaining our commitment to quality and homeowner satisfaction with our legacy communities . The primary responsibilities will include managing routine warranty issues, coordinating repairs, overseeing vendor work, and ensuring all warranty service meets Signature Model Home standards.

Job Responsibilities:

  • Assess homeowner reported issues to determine warrantability.
  • Coordinate and schedule approved repairs directly with homeowners during service appointments.
  • Submit detailed work order requests and ensure accurate documentation.
  • Personally supervise scheduled repairs to ensure timely completion and Signature standards are met.
  • Maintain responsibility for all homeowner communications and follow-up during the repair process.
  • Vendor and invoice management for legacy communities, approve and code vendor invoices for warranty repairs.

Qualifications:

  • High School Diploma or GED
  • 5+ years of general construction background is required, with a strong understanding of residential building practices, trades, and construction terminology.
  • Proven ability to assess construction issues and determine appropriate warranty actions.
  • High attention to detail and a commitment to quality workmanship.
  • Comfortable supervising on-site repair work and ensuring it meets established quality standards.
  • Proficient in computer use, including data entry in ERP systems, scheduling and managing appointments in Microsoft Outlook, and communicating professionally via email with homeowners and trade partners.
  • Valid driver’s license and reliable transportation required.

The ideal candidate will be self-motivated, highly detail-oriented, and possess exceptional time management skills. They must also demonstrate the ability to communicate effectively and professionally with homeowners, subcontractors, and builders.
